The 10,000 Homes Project

You bought your home for the life you had. Would you buy it again for the life ahead?

Most people evaluate their home once, when they buy it. But after 55, the variables change. Bodies change. Retirement changes daily rhythms. Neighborhoods change. Finances change. Family roles change. And the cost of waiting can rise.

The 10,000 Homes Project exists to make that invisible shift visible.

🔧

Body

Physical fit — does your home support or erode your mobility, safety, and vitality?

🧠

Brain

Cognitive load — is your home a source of clarity or a drain on mental bandwidth?

💰

Bank

Financial alignment — is your equity working for you, or is it trapped?

📍

Base

Location fit — does your community serve your access, connection, and care needs?

The 10,000 Homes Project is a national insight project led by healthspan scientist Dr. Rachael Van Pelt to understand how the homes of adults 55+ are supporting — or quietly undermining — their healthspan, wealthspan, independence, connection, and next chapter.

What participants receive

  • Private Home Fit profile
  • Body, Brain, Bank, and Base scores
  • Personalized next-step snapshot
  • Optional invitation to a live interpretation session
  • Future updates as aggregate Project insights emerge

What we are measuring

  • How many people are in homes that still fit well
  • How many are on the fence but delaying the decision
  • Which domain breaks first: Body, Brain, Bank, or Base
  • Which life events trigger the question
  • Whether retirement, caregiving, empty nesting, or health changes shift the decision window
  • Whether people are staying intentionally or defaulting into inertia

Your individual answers are used to generate your private result and educational follow-up. Project findings are reported only in aggregate or anonymized form. About Rachael

Rachael Van Pelt, PhD

Rachael spent 25+ years studying healthspan, cardio-metabolic health, exercise physiology, and the patterns that shape whether later life brings independence or decline.

Over time, she came to a conclusion most retirement planning ignores: we don’t just age in our bodies — we age out of our environments.

That is why she now helps adults 55+ think strategically about whether their home is supporting or undermining their healthspan, wealthspan, and Next Act.
